Single Family Homes on the Rise in October…

September was a dreary month for home sales, however; October is showing promise in the housing market in San Diego County. Single-family homes on the re-sale market rose just under 2 percent over what we saw in September. On the other hand, even with this increase resale homes were down around 34 percent for the year. Throughout San Diego County, sales are down about 18 percent.

Condominium sales are also on the rise with an almost three percent rise over September, which is still 23 ½ percent down when compared to September in 2006. Overall, condominium sales are down 14.5 percent.

Single-family homes in San Diego County for October 2007 showed a median price of $534,000, with the average price at $722,061. There were 917 single-family homes sold in the San Diego County in October 2007 with an average of 75 days on the market.

Condominiums and town homes in San Diego County for October showed a median price of $339,250 with the average price at $417,610. There were 532 condominiums or town homes sold with an average of 82 days on the market.

North County Coast average home price was $986,485 and the median price was $680,000 with sales declining -28.2 percent compared to last year. 273 single-family homes were sold.
Cardiff by the Sea average home price was $1,081,750 and the median price was $872,500 with sales the same as last year. 4 single-family homes were sold.
Carlsbad average home price was $879,374 and the median price was $825,000 with sales declining 20.5 percent compared to last year. 53 single-family homes were sold.
Carmel Valley average home price was $1,437,225 and the median price was $1,035,000 with sales declining 35.5 percent compared to last year. 20 single-family homes were sold.
Del Mar average home price was $1,997,778 and the median price was $2,100,000 with sales increasing 20.5 percent compared to last year. 9 single-family homes were sold.
Encinitas average home price was $1,040,813 and the median price was $797,250 with sales declining 27.3 percent compared to last year. 24 single-family homes were sold.
