Logan Heights

Looking for a tightly knit working class neighborhood that is rebuilding itself into a vibrant community with mixed-use projects and affordable housing? Consider Logan Heights, population 29,000, known to insiders as Barrio Logan because it is a predominantly (80 percent) Mexican-American community.

Single family detached Logan Heights homes prices in run from $350,000 for a two bedroom, two bathroom home built in 1929 to $640,000 for a four bedroom two bath 1700 square foot house built in 1940. Logan Heights condos range in price from $234,000 for a two bedroom, one bathroom, 800 square foot home built in 1986 to $393,000 for a 1380 square foot, four bedroom, two bathroom home built in 2006.

Logan Heights is home to the Chicano Peoples Park where murals chronicling the social, political and cultural issues of San Diego’s Mexican-Americans are a designated San Diego Historical Site and are internationally acclaimed for their artistic value.

The community is plagued by high unemployment, a lack of social services and overcrowded schools. Mixed-use zoning laws allow polluting industries to be located near, and even beside, homes. It was designated a redevelopment project in 1990 making it eligible for federal grants but Barrio Logan’s children suffer from asthma at twice the national average. Residents attend monthly mini town hall meetings and the level of outrage runs fairly high.

As a result of the renaissance in San Diego’s vibrant downtown, residents fear developers may begin building Bay View Towers in Barrio Logan thus raising prices across the board on real estate in Logan Heights and pricing out poorer residents and, ultimately, pressuring shipyard operations to the point that the Navy will look elsewhere for a home to berth and repair its warships.
